THE CHALLENGE
Modus was engaged by Jones Lang LaSalle (JLL) to complete a full de-fit of ANZ Wauchope, located in regional NSW. The site was to be downsized from 350m2 to 110m2, with a new branch and front-of-house tenancy that would achieve a smaller and more efficient footprint.


THE SOLUTION
Modus undertook a building works fit-out which included the demolition of four tellers; development of a new teller; a cash count ATM bunker; staff back-of-house area including disabled toilet; consultation office in the front-of-house; enquiries counter; and consultant suites.
The structural support required to install new air conditioning was an unforeseen challenge, with Modus calling on its extensive engineering experience to ensure these works were complete and compliant within the original deadline of two weeks.
Modus was able to successfully create an 8.5 metre, two-hour fire-rated wall, sealing the new tenancy from the larger space previously occupied by ANZ Wauchope. This was a significant challenge, considering the rapid turnaround, regional location and timing of works over the festive season.
A 20-ton modular concrete vault was also removed from the old tenancy area, with new mechanical entry fabricated and installed. The old section received a make good before being returned to the landlord.
The branch was closed during the fit-out, which provided an opportunity for Modus to upgrade the security system and complete new finishes in preparation for a new year of trading.
